What Are Your Closing Costs?

Each item varies depending on the price of your home and the type of financing your buyer is using.   For an actual estimate, be sure to call me at 907-230-4891.  Typical seller expenses include:

  • Title insurance and escrow closing fees
  • Broker's commission is a full-service fee, typically at 6% in the state of Alaska
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller
  • Recording fee
  • Document prep fee for an attorney to draw up your Deed of Trust to transfer title into the buyer's name
  • Real estate property taxes may be due if you haven't keep them current, although they are commonly paid through your mortgage payment.  If you've prepaid your taxes, you will be getting a prorated amount back shortly after closing
  • As-built survey or re-certification of as-built survey
  • Appraisal
  • Home inspections fees are in some circumstances paid for by the seller and include heating inspections, radon and other inspections.
  • Miscellaneous fees can accrue if you repair any items that came up on the home inspection.  Most often the required repairs are any Health and Safety items required by the lender for financing.
